Commercial Lighting Control · Kansas City.

IntegrateIT installs Lutron Vive and Athena across the Kansas City metro — commercial lighting control that cuts lighting energy 35–55% while clearing Title 24 / IECC compliance. Daylight harvesting, occupancy-based shedding, scheduled scenes, BACnet/IP for BMS integration. Wireless Vive for retrofit (no new conduit), wired Athena for ground-up. Phone: (913) 804-7575 or office@integrateit.tech.

What we install

  • Daylight harvesting. Perimeter zones auto-dim as daylight contributes — single biggest energy win on retrofit jobs.
  • Occupancy-based shedding. Unoccupied zones drop to off (Title 24 §140.6 compliant) or to a configurable holdover level.
  • Per-zone scheduling. Building occupancy modes — open / occupied / cleaning / closed — drive lighting state automatically.
  • BACnet/IP BMS integration. Zones, scenes, occupancy state, lux levels exposed as BACnet objects to Johnson Metasys, Honeywell EBI, Schneider StruxureWare.
  • Conference + huddle scene control. Preset-button keypads tied to AV scene state (Presentation, Video Call, Whiteboard, Lights On).
  • Energy reporting + metering. Athena exposes per-zone energy data for ENERGY STAR reporting + tenant submetering.

Common questions

How much does commercial lighting control cost in Kansas City?

Small office retrofit (5,000 sq ft, wireless Lutron Vive): $8,000–$22,000. Medium office (15,000–30,000 sq ft, mixed wireless + wired): $35,000–$120,000. Large building (Athena, multi-floor, BMS integration): $80,000–$340,000. Pricing assumes existing fixtures stay; full LED relamp + control adds the fixture cost.

What lighting-control platforms do you install for commercial?

Lutron Vive — wireless, no new conduit required, ideal for retrofit. Lutron Athena — wired-or-wireless, larger systems with full BACnet/IP, daylight harvesting, occupancy-based shedding, and Lutron’s commercial-grade scheduling engine. Crestron 3-Series for buildings where Crestron AV is also in play. Title 24 §140.6 compliant by default.

How much energy does daylight harvesting actually save?

Conservatively 25–40% on lighting load in spaces with usable daylight (perimeter offices, retail with storefront, atriums). With occupancy-based shedding stacked on top (unoccupied zones auto-dim or off), full lighting energy reduction runs 35–55% vs an always-on baseline. Payback on retrofit is usually 3–6 years on commercial electric rates.

Do you integrate with our BMS?

Yes — Lutron Athena and Vive both expose BACnet/IP for BMS integration. Common targets: Johnson Metasys, Honeywell EBI, Schneider StruxureWare. We coordinate with your existing BMS contractor; Lutron exposes lighting zones, scenes, occupancy state, and lux levels as BACnet objects.
