IntegrateIT

FOR CUSTOM BUILDERS · PRE-WIRE + INSTALL

The AV integratoron your preferredtrades list.

IntegrateIT is a Platinum-tier Control4 dealer + authorized Crestron, Lutron HomeWorks, Sonance, and Wisdom Audio dealer. We work with the Kansas City custom-home network — Don Julian Builders, Roeser Homes, Lambie Custom Homes, Schloegel Design Remodel, Bickimer Homes, Beach Homes, Eric J Wirtz Homes. We show up to pre-construction. We pre-wire on the electrician’s schedule. We deliver fixed-price proposals. We don’t surprise you with change orders.

If you build $1M+ custom homes in the KC metro and want one AV integrator who fits inside your existing trade rhythm — read on.

Six commitments to every builder, in writing

The contract we sign with every builder we work with.

  • 01

Pre-wire spec, on the rough-in schedule

Our pre-wire spec is in your hands the same week the project signs. Low-voltage rough-in runs alongside electrical — same week, same trade rhythm. We don’t hold up framing or drywall.

  • 02

    Fixed-price proposals

After the site walk, we write a fixed-price proposal. That price is the price. If the scope changes mid-build, we surface the delta + price before doing the work, never on the final invoice. No "TBD line items." No surprise change orders.

  • 03

    Insurance + bonded + licensed

$2M general liability + workers’ comp + bonded for residential projects in Kansas + Missouri. We’ll add your firm + the homeowner as additional insured for the project term. Insurance certs available on request — usually within 1 business day.

  • 04

    KCHBA-friendly

IntegrateIT works inside the KC Home Builders Association ecosystem. We attend KCHBA events, sponsor where relevant, and our pre-wire process matches the rough-in conventions every KC builder uses. A trade that fits the existing build flow, not a vendor that disrupts it.

  • 05

    One crew, one PM

Daniel runs every project. The crew is the same KC-local crew on every install — we don’t subcontract the work that defines whether wiring is concealed or visible, whether keypads are level, whether the project finishes clean. The builder gets one phone number. That phone number is Daniel’s.

  • 06

    5-year warranty + lifetime support

Every install ships with a 5-year workmanship warranty + lifetime priority support for the homeowner. When the homeowner calls 4 years post-close, the builder doesn’t hear about it — IntegrateIT handles it directly.

Process

How a builder partnership runs.

Pre-construction walkthrough between integrator and builder

01 · Pre-construction

We walk the plans with you — on your timeline.

Once a project signs, we read the architectural set, the electrical RCP, and the structured-cabling spec (if one exists). We meet on site with you and the electrician before rough-in. Pre-wire spec is in your inbox the same week.

Low-voltage rough-in alongside electrical

02 · Rough-in

Same week as the electrician. Same trade rhythm.

Our crew shows up the same week the electrician roughs in power. We pull low-voltage cable, set boxes, leave service loops at every keypad / display / speaker location. Drywall happens on your schedule, not ours.

Finished smart-home control panel installation

03 · Trim + finish

Concealed wiring, level keypads, clean racks.

Trim happens after paint, before the homeowner walks the house. Keypads land level, racks are labeled, every cable is dressed. The homeowner’s first impression is "this looks like it was always meant to be here" — because it was.

Smart-home handoff training with homeowner

04 · Handoff + warranty

One-hour walkthrough. Lifetime support.

We sit with the homeowner for an hour on closing day, train them on lights, audio, video, climate, security. Then the 5-year workmanship warranty + lifetime priority-support relationship begins. Builder isn’t the homeowner’s tech-support phone number anymore — we are.

Best fit

The builders we partner with best.

01

Custom-home GCs · $1M+ builds

Builders who do 4-12 custom homes per year in the $1M-$8M range, with consistent pre-wire requirements and homeowner-direct close-outs.

02

Design-build firms

Firms running architecture + construction under one roof. We slot into the design phase so the AV spec is part of the documents the homeowner signs, not a change order later.

03

Specification-driven remodels

High-end whole-house remodels where the homeowner expects the AV system to match the millwork. We work with the GC + the designer + the electrician as a single trade.

We don’t want to be your AV vendor. We want to be the trade on your preferred list — the one you call before you call the electrician, because the AV spec drives the rough-in rhythm.
